Design/build is a creative, structured, and transparent process. Having firm costs and schedules in hand before construction begins allows you to focus on the excitement of the build. Over the years, you’ll create many great memories in your new home. We believe watching it take shape should be the first one.

Upfront planning; attention to detail; transparent agreements; firm scheduling; and clear communication are the hallmarks of every Lee Kimball project.

We begin by listening to you. What is the scope of your project? How do you envision your new space? What do you most want to change or keep?

Then we explore design options–integrating your vision with our ideas and knowledge of what’s most exciting in the industry.

Once you select a concept we work together to fine tune our design. The right light fixture, extra shelf, or hidden bookcase can make a space perfectly functional and add a bit of magic.

You decided on every detail–right down to the last drawer pull–before construction ever begins. This is key to staying on budget and on schedule throughout every phase of your project.

Throughout the construction process, we’ll also meet every week to review our progress and answer all of your questions.

Here’s what you can expect, step by step:

IN HOME CONSULTATION

This preliminary meeting allows us to listen to you, learn more about your home, and understand your vision for your new space. It’s also an opportunity for you to ask questions about the Lee Kimball process. Together we can decide whether it makes sense to proceed to a design agreement

PHASE 1 CONCEPTUAL DESIGN AND FEASIBILITY

We present design alternatives for your consideration. We’ll show you a range of styles, configurations, and features so you can compare and contrast different approaches and budgets. And with your permission, we may also offer some more expansive ideas for you to consider.

PHASE 2 DESIGN DEVELOPMENT

During this critical phase, we meet to finalize your design decisions, select all features and materials, and determine firm pricing. Meticulous advance planning is what keeps construction on schedule and on budget.

CONSTRUCTION AGREEMENT

A Lee Kimball agreement details all deliverables, expenses, timetables, and responsibilities. When you sign off, we officially move from design to the build phase of your project.

PRE-CONSTRUCTION MEETING

You’ll meet your construction team and review our schedule and detailed plans. We’ll address logistics concerns and set a convenient time for our weekly construction meetings.

CONSTRUCTION

Work proceeds according to schedule and so does our communication with you. We’ll meet every week on site, and we pride ourselves on answering emails and phone calls promptly.

COMPLETION AND FOLLOW UP

Because we’ve met weekly, there is no punch list. Work finishes on time and on budget, with an end-of-job celebration. We will continue to follow up with you annually, and address any questions about your new space.
